ANALYSIS, TRENDS AND EVOLUTION OF THE 2025 SEASON - HELLO HOMES SITGES

INTRODUCTION - A year of growth and consolidation


2025 was a year marked by the consolidation of the tourism market in Sitges. Although average occupancy decreased slightly compared to 2024 (from 79% to 77%), the volume of bookings , guest turnover , and operational stability continued to grow.

At Hello Homes we have reinforced our market leadership thanks to increased bookings, improved lead time in key months, growth in reviews and greater visibility in the main distribution channels.

Our goal with this report is to show, in a clear and visual way, how tourism in Sitges has evolved and how Hello Homes' management continues to generate value and solid results for owners and travelers.

AVERAGE OCCUPANCY

In 2025, occupancy registered a slight decrease of 2.1% compared to the previous year. Unlike 2024, when October was the highest-performing month due to the International Film Festival , this year August saw the greatest demand . June and July showed somewhat more moderate activity within the overall season.

This decrease in occupancy is not due to a drop in demand, but rather to an increase in supply : in 2025 there was an increase in active tourist apartments, both in Sitges and the surrounding area. As you know, no new licenses are being granted in Sitges, but with the change in legislation , which once again allowed the transfer of license ownership through the sale of properties, many of these previously unused properties have been reactivated .


We've also observed a shift in traveler behavior , with somewhat shorter stays and greater price sensitivity . This translates into higher guest turnover and the need for more dynamic pricing to maintain good occupancy levels and profitability .

These graphs show that July is the month with the highest average stay of the year, with an average of 6.97 nights per booking, followed by December , which also maintains excellent performance with an average stay of 6.52 nights.

This increase in average stay is due to a combination of factors , such as the calendar , traveler profile , and new market dynamics . Although July has fewer bookings compared to other months with higher demand, bookings made in July tend to be longer , resulting in a longer average stay. In other words, people who do book in July are booking for longer stays.

On the other hand, December maintains a stable and also positive average stay , which indicates that, despite having fewer reservations than in the summer months, travelers who decide to come stay for a long period.

Longer stays during these months allow for good profitability . Longer stays ensure high occupancy and property turnover, which is beneficial for both owners and investors.


Compared to 2024, when April saw the annual peak with stays of up to 8 nights, 2025 shows a more balanced distribution: spring features slightly shorter stays (April and May around 5–5.5 nights), while the summer and end-of-year months stand out for their stability and consistency . This shift reflects a natural market adjustment , with demand becoming more concentrated during peak seasons and less so in spring.

In 2025, we observed that traveler behavior remained consistent , but with some significant variations in booking lead times throughout the year. While July and August showed more early booking in 2024 , this year the lead time for these months has been somewhat lower in comparison, with more last -minute bookings than expected. However, October saw a notable increase in booking lead times , surpassing last year's levels.

On the other hand, September and the autumn months show stable behavior , similar to that of 2024, with steady and well-distributed demand . This is reflected in more robust planning , a more refined pricing strategy , and greater predictability during these key months.



ANNUAL ACTIVITY ANALYSIS

The chart shows a very solid 2025 for Hello Homes, with a clear and well- structured evolution of annual activity.

During the first quarter , demand progressed steadily, marking a good start to the season. From spring onwards , the pace of bookings intensified , culminating in a summer with record check-ins and check-outs , reflecting stable occupancy and a very high operational flow.

At the beginning of the year, we recorded a higher volume of cancellations, especially compared to the same period last year. However, thanks to the work done in reviewing and optimizing our cancellation policies, we have managed to progressively reduce these cancellations in the following months, improving the stability of bookings compared to the previous year.

Overall, 2025 stands out for an exceptional summer, well-distributed demand and a year with high operational stability, consolidating Hello Homes as one of the strongest players in the Sitges market.

*We don't see any confirmed bookings in December because the article is being written in November.



This graph shows the check-ins per day , allowing us to clearly identify peak activity times.

The day with the most arrivals was August 18th with 32 check-ins and the days with the most departures were September 14th and 15th with 38 and 52 check-outs respectively.

Based on this data, we make internal forecasts and organize the arrivals and customer service team, which is reinforced especially in summer and ensures that all guests are received in the best possible way.


This year at Hello Homes we have had an active team of 18 people during the summer performing check-ins.

RESERVATIONS

As we mentioned in the introduction, the correlation between total nights and number of bookings reveals a significant shift in traveler behavior: in 2025 we received many more bookings , but with slightly shorter stays . This reflects a more dynamic market , with higher turnover and more guests arriving at our properties.

This pattern is typically associated with a destination that is growing in popularity , attracting a more diverse audience , and managing to maintain high occupancy levels even when the average length of stay decreases. For management, this scenario is positive: more bookings mean greater visibility , increased demand, and greater resilience to market changes .

Overall, 2025 demonstrates a higher volume of activity and a steady flow of travelers, which consolidates Hello Homes as a strong operator in an increasingly competitive market .


ORIGIN OF THE RESERVES



In 2025 , a significant change occurred : Booking.com became our leading platform in terms of bookings, surpassing Airbnb for the first time, which had been our primary channel for the past few years. This shift indicates that travelers visiting Sitges are increasingly opting for instant bookings and European profiles , where Booking.com has a stronger presence.



At Hello Homes, we focus heavily on marketing and SEO to grow as a booking engine and save guests commissions by booking directly with us .

The other platforms provide additional reserves that help to expand reach and reduce dependence, consolidating a more balanced and robust distribution model.

GUESTS

This year we have welcomed 401 more guests than last year, an increase that reflects the positive evolution of demand and the growing visibility of our properties.


Despite a 27.65% increase in bookings, the number of guests has only increased by 4.53%, this is because the number of travelers per booking has decreased this year.

The ranking of the main nationalities is:

Last year it was the same countries but in a different order. This year we've noticed an increase in guests of Spanish nationality .

Every year we strive to improve in every aspect. Our guests' opinions are fundamental , and their reviews allow us to maintain constant control over each apartment, quickly identify any details that need improvement , and make the necessary upgrades in a timely manner to guarantee an excellent experience every time.

Compared to 2024, we have gained over 500 new reviews on Airbnb and over 250 on Google.

We have also implemented the Stats tool , so that each owner can see the occupancy statistics, average price, bookings , etc. for their property.
